Nature of The Project (e.g. building, new community, economic development, etc.) | This mixed-use net-zero (geothermal and solar) building with 46 residential apartments and commercial/retail space. The building is fully occupied, but only 60% of the commercial space is leased. This is the largest building in New Paltz other than the State University Buildings. |
Why do you think this project is appropriate for the course assignment? | Yes, this is a green project built with the best of intentions for the community. This project solved a shortage of rental apartments in New Paltz. The developer, David Shelper, had never developed a property before and was driven by his passion for net-zero living. He lives in a development of 16 net-zero homes located about .5 miles from this site. He and his team met with enormous resistance from the community, especially a group of members who represented the original families of the town, which delayed the start of the project by 2.5 years. The process of getting approvals was painful, and the developers had to make many concessions. |
